Strata & Body Corporate
One contractor for the whole common property scope.
Strata committees and body corporate managers carry repair obligations for common property under each state's strata legislation, but most defects sit at height or behind finishes where scoping is hard. Allied works for owners corporations across Brisbane, Sydney, Melbourne and Perth, turning vague defect complaints into documented, priced scopes that committees can vote on with confidence.
The recurring strata problem is fragmentation: a glazier for the cracked window, a roofer for the leak, an abseil crew for the facade, and a separate certifier for the anchors they all hang off. Allied self-performs all four trades under one contract, one insurance line and one site safety plan, which removes the coordination gap where strata projects usually stall.
Levies are finite, so sequencing matters. Our condition reports rate every defect by severity and group rectification into staged packages aligned to sinking fund forecasts. Make-safe items are priced for immediate approval; cosmetic items are scheduled for future financial years. Committees get the evidence trail they need for owners meetings, insurers and, where relevant, QBCC or Fair Trading processes.
What owners deal with
- 01Water ingress through facades, balconies and roof junctions with no clear source
- 02Concrete spalling on balconies and carparks raising safety and liability concerns
- 03Expired or never-certified roof anchor systems blocking maintenance access
- 04Multiple contractors quoting different scopes for the same defect
- 05Sinking fund forecasts that do not match the building's real deterioration curve
- 06Defect liability disputes requiring documented, independent condition evidence

Strata & Body Corporate questions
Can you provide reports the committee can table at an AGM?
Yes. Every strata engagement produces a committee-ready report: photographic defect register, severity ratings, priced rectification options and a staged programme aligned to sinking fund capacity. Committees use these directly in AGM motions, and we can present at meetings for major works to answer owner questions before a vote.
Do you work on occupied residential buildings?
Almost all our strata work is on occupied buildings. Noisy works are scheduled within agreed hours, access notices are issued through your strata manager, and abseil work is sequenced drop-by-drop so residents keep balcony access for most of the programme. A resident communication plan is part of every major works package.
Who certifies the height safety system our cleaners use?
Allied's ATA Certified technicians inspect and certify roof anchors, static lines and davit systems against AS/NZS 1891.4:2025 and AS 5532:2025. Certificates are digital, photographic and stored so your building manager can hand them to any incoming cleaning or maintenance contractor. Failed anchors are red-tagged and quoted for rectification immediately.
Can one contract cover several buildings in a management portfolio?
Yes. Strata and facility managers run portfolio agreements with Allied covering inspection schedules, maintenance and reactive call-outs across multiple schemes. Portfolio clients get priority mobilisation, consistent pricing and a single dashboard of certification dates, which removes the lapsed-compliance risk that comes with managing buildings one by one.
